Litigation involving the apartment complex security is one of the most common types of security related liability lawsuits and if you are a property manager, you know that you need to take apartment complex security seriously. The safety of your residences is usually shouldered on you.
Because of the easy access to many of metro Atlanta's interstate systems, security needs are unique for apartment complexes that have people constantly coming and going from property facilities. Each apartment complex should have the following systems installed for property protection:
Protecting the tenants from visiting the site and eliminating the crime opportunities from happening to the tenants should be your greatest concern.
Apartment Security today involves much more than just an intrusion system. You have to restrict and log access to and from the property to protect the residence occupants. Easy access to and from your facility is great for the tenants but that benefit is also a liability for your property access.
Maintaining that restriction not only protects each resident but allows you to control the access to the property or areas of access within the property.
Swimming pool access and control of pool vandalism are areas of concern. Each year we have several pools that are vandalized because someone threw a potted plant in the pool requiring filter change outs and repairs to the pool area as well.
Property managers will want to restrict access to the following areas:
Surveillance recording the individuals that access areas within the apartment complex of your property is essential if you are trying to deter crime on your property and protect the residences.
Also Protecting the information contained inside the office, computer systems that have personal information and banking records all are areas of liability if the information becomes compromised because of someone stealing or compromising the data.
Common areas that could allow a threat if unmonitored are also a concern. You should place cameras in strategic areas that will allow for detergence.
Additional installation decisions to consider are:
Individual units need to have security systems installed in them to protect the residents. Usually the tenant is single. Single individuals live lives on the go often taking college courses or participating in other activities. They may only be on the property for only 6 hours a day and then all day the next.
Apartment security is often overlooked by many tenants prior to the move in. Often they do not realize that the threat is just on the other side of the door. People in apartment complexes are constantly on the move are always bringing into the complex individuals that would look for an opportunity to commit a crime.
24 hours a day, 7 days a week, 365 days a year monitoring is essential for an apartment security system and should be tested monthly to make sure everything is working properly.
Notification Monitoring is
Monitored smoke detectors are very essential to an occupants of apartment complexes. Many apartments require a commercial fire system for the property. Those that do not need to have them installed so that they are notified in the event of a fire and the smoke detectors need to be monitored with the security system. Smoke detectors in your apartment are a requirement and you should check them regularly!
The NFPA recommends that smoke detectors be changed out every 10 years. Many apartments are older than that and often damaged when painting an apartment. You need to make sure they work properly if uncertain, install new ones. Most smoke detectors cover only a 10 square foot area so make sure you have adequate units to cover your area.
ALWAYS TEST YOUR SMOKE DETECTORS AT LEAST ONCE A MONTH. However, many fire stations are not instructing people to check them weekly.

Carbon Monoxide is odorless, tasteless and is a harmful killer that often times leaks in an apartment. There also can be multiple areas in the apartment that are often over looked.
